HOW IT WORKS SO WELL?
Let's first consider the effects that Time (days on the market) has on the perceived value. In the graph above you can see that TIME has a huge impact on interest and the home's perceived value. In today's world of information age, buyers have access to all the information including days on the market. "How long has this home been on the market", is one of the two most frequent questions asked by buyers. Buyers will use days on the market to gauge their negotiating leverage. The higher the number the higher the leverage. That should make total sense. A lower number of days reduces the probability of negotiating the price down.
Since days on the market have a detrimental effect on perceived value, our goal is to keep that variable very low so we can sell your home for the highest market price.
Controlling time variable: For the first 5-7 days, we incubate the listing while it is in the 'coming soon' status while aggressively marketing the home via digital and traditional marketing channels to build up anticipation and excitement toward step 2.
Compressed showings: On Saturday and Sunday, we compress the showing down to 90 minutes, per day, so all the pre-qualified and pre-registered buyers can be funneled into the house to see the house at roughly the same time. As a result, we're able to set up an environment to enhance buyer competition and social proof.
Time is of the essence: A deadline for offer submission is set to further generate urgency and fear of missing out. This step ensures that all the possible offers come in at the same time, providing further leverage to bid up the price.
